That would of course all depend on the interest rates as it might just make sense to keep the owner financing in place if they're willing to. 

Im interested in cash flow properties (and or businesses), flips, rehab and hold and any other strategies that fit my needs and talents. 

If you're looking for SFH that fit, find a local agent to work with (I don't know of any as I have my RE lic and would look on my own when I was buying SFH)
