Good property managers are worth their weight, but I also know what good property mgmt looks like after doing it myself.I mean, if they aren't going to atleast read a book on managing a property and have a lawyer look at their lease, then just use a property mgr. 

Provided you are not dead weight and can keep up, whether a “junior” realtor or “senior” realtor, you are a customer and provided your finances are in order, neither realtor should deny you business with undisclosed reasons.

My local market for a similar house goes from $1700-1850, so I set mine at $1700 hoping to get renters faster and attract more people to apply. 

I have done my research on brrrr and I would not be opposed to doing it but I was trying to gain capitol “faster” so I can use it for other properties that I plan to rent out.

I can work faster when not having to worry about plants, furniture, and cats or whatever.

I feel that evidence has more weight than "it does not cause cause odor or damage."

That being said, with bigger companies you're projects should get done faster.

But I am looking to build wealth faster although not foolishly.
