I wouldn't tell existing tenant anything until the lease for the other tenant is fully executed.The negotiations could not go as planned or if corporate they could pull out or stall at the last second.I have seen corporate tenants get hot to do a deal full steam ahead and then stall out as they are looking over multiple locations or doing extensive planning before making a final commitment.If you told existing tenant you were dumping them and then the other tenant ends up not happening you could have two empty spaces.

and if so did you include weasel clauses that would give you the ability to extent your escrow/contract one time with a small extension fee of $50-1000 paid at the time of the extension into escrow account without going back for seller approval, remember to safeguard your earnest money investment with good verbiage in your purchase, wholesale contracts, they are truly money savers again........hope that helps you it helped me on numerous occasion in the past..........
