The issue was unfortunately too extensive, and a wall-to-wall repaint was required.I went through the move-out letter process that @Steve Vaughan recommends, but they did not really follow the instructions provided -- or at least, not to the standards I would have liked.

The seller of the property I am trying to buy really dragged his feet to get to the closing so I asked if he could pay for the rate lock extension since it really is his fault.

Find out they have a pitbull mix and the tenant cannot sign lease due to mental illness and PM is unsure how they signed in the first place. 2-month delay in signing the lease extension, no pitpull mix on-premise.Both properties were purchased sub 4% financing.

I wouldn't be against more extensive inspections for frequent fliers on the violation list though to ensure they are providing adequate housing and that things aren't simply going unreported that are major safety issues.

I have extensive restaraunt experience and business management experience plus a few friends that have ran bars and restaraunts, brought up revenue and the number of customers each night at multiple restaraunts.
