I think that is the one out of a million chance and probably will never happen again. 

Neither did my couple and they were in their late 20's ( I know you can take a risk on someone with no rental history..i just did it a property I own and it has worked great but I had proof of a good job, character reference and I gave the kid a chance...has turned out great!) 

it's not the best commute, but it might be worth it if you like where you live, and there's a chance that you'll need to come back.

With the current low rates and the price of LA RE this has to be greater than the $500/month negative cash flow that you were estimating.  

In my estimation you really just need to network and keep you options open.

Yes, there are wholesellers in Oklahoma, not all of them are good, probably more than half of them don't even know what they are doing, but you will have better chances to find a good wholesaler here in BP than anywhere else. so yeah check out Tyler Weinrich like Zack mentioned before.
