The difference is that there's a professional salesperson (real estate agent) hosting the appraisal who in no small part justifies real estate values for a living (to clients, to appraisers, etc etc), versus a consumer on a refi just opening the door and saying "yup come on in, I'll be in the other room if you need me."

Managing single rental property would probably be OK but as I mentioned earlier as an investor I do not want to do the 'job' of a property manager and would rather pay someone to do it.Unfortunately, you will not know this until the IRS/DOL walks in the door and tries to find a problem.

Hi Adam, its stated that one should not trespass on the pre or foreclosed property or trespass at all, but to get ahead of the big fishes on a great deal you could be polite and go door to door, this would put you ahead of other bidders since you know what needs fixing.

Second non-related question - When the people say "I usually look for $100 Cash Flow for 1 door, and $200 for 2 doors" What does this mean exactly?
