Investors would be looking for a mid double digit return for a 2nd I would think, so hopefully you have an excellent new deal you would use the $60k for to make it worthwhile.  

There are still some great options out there which may be able to help you cast a super-wide net (get a new listing for the property up and posted to 10+ major rental listing sites, managing listing responses + scheduling viewing times, tenant screening w/ a fully comprehensive application, digital lease creation, online rent collection, and maintenance request tracking in one spot).

@Brendan Markle I work for a digital marketing company and have had a client who does fix and flips in York pa for the last 5 years and they are killing it.

This only really comes into play when you have significant net worth, in my mind that is a 7 digit number.

I'm a little late to this conversation, but I think it's important to establish a web presence as early as possible.  

If not the presence of things like knob and tube wiring, asbestos, lead pipes, etc could make repair time and adventure.
