One of the shortcomings I have experienced is that even though many talks about the BRRR strategy here, but it is difficult to execute if you don't have a good team line up since you are just starting out.

If you want to become a full-time investor I think you would find it difficult to receive lending with a job that is based on commissions.

You could go traditional mortgage to qualify for the purchase, and possibly find an investor willing to go 2nd lien position -- to what LTV they're comfortable lending up-to in 2nd lien position is the question. the higher you go in LTV, the more difficult and pricey the 2nd lien would be. with that said, I have seen 3rd lien positions as well, but not exceeding 65% LTV. 

They are most common in restaurants and VERY DIFFICULT to remove. 

Personally, I think going the LLC route prior to having the portfolio is jumping the gun, with minimal to no benefit, and makes things (financing) more difficult.

Additionally, I am a finance and commercial real estate attorney and I'm hoping to have the chance to develop relationships and clients in the Pittsburgh area.

It's very difficult and risky for a newbie to buy something and fix it up with no experience and contacts and time and do this from out of state.

I've had irate calls from clients who are driving around, looking for a Zillow listing, just to find that it doesn't exist.And their Zestimates...YIKES!
