Also, would I architect be able to design all this or should I reach out to a engineer?

We are in our mid 30’s, I am a licensed plumber and handy in other areas and she is really good at interior design/staging.

I was wondering if it was customary to have a landscape design proposal sent without any pictures.

Or conversely, cheap rent will bring out the poor applicants in droves and those tend to have many personal problems.Wow, but yea it does makes sense...higher quality houses and expensive rent attracts higher quality tenants. 

The assumption of a growing workforce is baked into the design of the SS system. 

Depending on location and interior/curb appeal it may also attract higher quality tenants.
