Without knowing the specific location, I'd say C class is a reasonable classification. 

The listing is for 185k and has everything I’m looking for In terms of location and amenities.

Also, anywhere you're located, there're local REI clubs, join them and network with like-minded investors.

I am located in Union Co, NJ and have found 6 great deals of late but could not fund them...PLEASE HELP!!!

The higher ends are full houses or apts with amenitiesProperty is located within blocks of a Cal State University so rental demand may be consistentCOC ROI is fairly low, but I’m comfortable getting a ~5% return on my first deal if it means that this is a learning experience.

As for the remote locations, I've considered Indiana and Michigan because I do a fair bit of traveling there for work and know that I'll be able to check in on the properties periodically and meet with my team on the ground. 

@Andre WilliamsI'd interpret that as yes the land is where the value is based on it's location.

It is tempting to think of exotic locations when it is all a future goal.
