Currently our market is insane and properties are going for far more than they are worth on an investment standpoint though there have been a few decent deals I have seen.

@Nathan Williams this market has brought the seller into the fold as calling all the shots not just a couple of them (i.e. no closing cost coverage), and this means they can and will ask for rent back due to them not being able to find a move-up or move-down property as quickly as their home sales.

Texas is NOT California by a long shot. 

It's hard to find good workers at decent rates right now, but if you hang something and it starts falling and causing damage, you're going to have to pay anyway.

I presented him prior to June 1 and he shot back that my lease was full of holes while it is a simple residential lease. 

Therefore,  you can be an investor and home owner in one shot. 

The goal for 2021 is a laundromat for Going Coastal, and personally, it’s looking like a 1031 into either a small hotel (couple offers shot down so far), or if the right situation came along, a value-add self-storage facility just for the purposes of diversifying away from the beach.
