Double encapsulated and drive to the dump,,,hit the up button on dump trailer and drive away,,,done deal and CHEAP.I can not see how you can pound nails thru it and not get pieces under new siding and make it badly wavy. 

(Just to be fair, even if you decide to go with QuickBooks, you probably need to buy a book or two to become good with it) One nice thing about QuickBooks is the ability to make reports that you can customize. 

It sounds like the tenant's "I don't care" attitude puts her in the category of people that are NOT your customer.

There not alot of rentals but TONS of renters.

After gaining access to the MLS system in Dallas on my macbook, I found that after I type in search criteria that the "search" button is unclickable.

I dont want my client allowing people to pick custom upgrades then they back out of the contract and my client is stuck with a 5k expense.

If it is a custom, then cost plus is more the norm. 

It was a scary decision to hit that "sell" button and commit, but I have decided I want to change the direction of my life and the only way to get there is to take the first step!  

Likely a custom job, I know.
