How to handle sellers upgrades on a resale

I am a new real estate agent and I have a client that wants to allow 5K towards upgrades with a full price offer. Can you tell me how to do this? I dont want my client allowing people to pick custom upgrades then they back out of the contract and my client is stuck with a 5k expense. How can I write this into the contract and still protect my client?
