People are paying for houses way over their appraised value and bidding wars are sparking up all over the country.  

And, I would also like to hear some of your thought on a certain situation.I’ve recently been thinking about partaking in an endeavor out the country, pretty much flipping some land.

Look into placing these properties into trusts that can be taken over with time and gives you some flexibility.I think it is an awesome idea, and I think if they learn like you have they will have a great path to success and knowing what they are capable of too.

I know not everyone is going to go through the same things or follow the same paths.

Your overall return would be much higher here in San Diego than most areas of the country especially when accounting for appreciation (Approx 5% YOY for past half century) and principal pay down.
