Especially, what does the buyer of the property have to agree to, and how deferring the capital gains works wrt time frame and other requirements.

I'm living in Tucson right now and it's a great place to invest especially if your just starting off since it's cheap compared to other parts of the country.

If you are renting you can have the agent waive the rental commission in order to provide the services I agree with my colleagues a real estate agent is your best option in a moment like this.

They agreed to it's condition when they signed that lease. 

Unknowns, items not included, should be dealt with as they pop up, through mutual agreement, or find someone else to do them if you can't agree on price.  

So my question is, when partnering with an investor/friend/family member how do you legally set up the purchase to ensure cash flows are paid out as agreed?
