If so, I can't even imagine how many great sub2 / lease option deals he must have thrown away.Yeah, he finds the lease options to be too time consuming for such a low pay off.

I'd rather have a car lot, less stress, fewer regulation, money can be the same or better, inventory is easy to find and it turns faster, but that's just me. :)

This sounds like a loser as a rental (read up on the 50% guideline which states that half of your gross rent will be consumed by expenses and vacancies over time.)
