Did you end up buying an apartment complex?

I'll add in some thoughts.Risk analysis is complex and unsolvable, and a certain level of risk is acceptable. 

We had several conversations with local apartment complex owners in the area, starting to attend investor meetups which then led to us attending classes learning about syndication with commercial real estate and BOOM we had found something we could be passionate about and something we both enjoy learning about! 

A key question we are asking is how large a complex can the market handle?  

A Lease Option is a very simple complex set of two or three contracts:  1)  The Lease, 2) the Option (to buy), 3) Purchase agreement.The lease is the lease. 

Our lease at our rental ran out in May, and we have since signed a new lease in Chapel Hill for 12 months, to read as much as possible and save as much as possible, and watch the market over the next 6-8 months before trying again.I would love the opportunity during our hiatus from putting in offers to shadow someone through the process of a BRRRR or other technique, be it on a SFH, 2-4plex, or even apartment complex.

My ideal rental is a duplex on up to a large complex. 

This is a lakefront Mobile Home park.I have a banker that provided me a letter on an apartment complex I purchases, but he will not underwrite parks.Can anyone point me in the right direction?

And if you buy an apartment complex, or 10 of them, it doesn’t cut into my profit potential.
