If your place is $1075 and includes water, the competition would be $1000 if the tenant pays water.

If you have the mountain view, property on the beach, or river (A+ location), you will always beat out the competition in the B location with the best pool table, hot tub, gaming system, TVs, mattresses, etc. 

Now that competition has heated up, it seems the quality is dropping and prices are rising.

We like it because we are familiar with the city, still have local connections, get better cashflow than we’d get in California, are more competitive at their price points, and the laws are landlord friendly.

Super unfortunate but it is really competitive in San Diego right now.

For others, we've offered tenants free rent for a month if they leave or cash for keys as we know we'll get more money and competition if it's vacant, but some tenants just want to finish out their lease and hope new owner will let them renew.The pluses to investor are usually you get a better price, less competition because it would have sold higher to owner-occupants if vacant, and you can either raise the rent on the tenant at end of lease term or have them vacate and find higher-paying tenants.  

That is the first thing you need to do in this competitive market.

With that said, I feel like I have two solid guys on the line who are both very competitive and both of course want my business.One individual I have worked with before and have sent many referrals too; the other I have not worked with but was referenced to by someone I trust.

In a way, I'm kinda glad to see that my 'competition' is so unfocused, uncouth, and overbearing (maybe it'll be a breath of fresh air when they run into wholesalers who care about them as a person, and sincerely want to help them get where they want to go?) 

Check the tourism statistics: number of tourists, length of the season if seasonal, competition from hotels, hotel occupancy rate, is the place gaining or losing in popularity;2.
