.- In my 7BR, I pay over $200/m for Xfinity cable for 10 TVs- In my 8BR, I have fire sticks and pay for Disney+/netflix/youtubeTV- In my 1BRs, one has fire sticks and one has Spectrum cable- I've received no complaints or issues when paying for cable. 

Your best bet IMO is to communicate your concerns rather than looking for a contractual default out of the lease. 

The tenant was served so she is aware she is getting evicted.She is not communicating, not paying partial rent and basically living rent free.
