Also, property tax in CA is relatively low, about 1.25%, due to the fact that we have to pay CA State Income Tax up to 9.3%.I know nothing about Concord to make any comment on your purchase.

Quick comment about defining "motivated sellers"; That term is not to be considered "law", but more of a principal guideline to follow when dealing with sellers to make life easier for you the investor.

@Ann Bellamy above hosts the Black Diamond event that is next Tuesday in Waltham and there is the Boston REIA that meets next Thursday and @Justin Silverio who commented above has started hosting a BiggerPockets Meetup in Woburn that will meet next month.There are a bunch more as well but that is a good start with ones that are close to you.
