Make sure the caulking is an approved tile product and can be exposed to water.Grout comes in sanded and non-sanded varieties.

I think suburbs could use re-development vision like transforming old/under-used malls from the 70's and 80's in suburbs into cool community centers.

I've found it's all in the surface prep.If I have my guys, wash, sand and wipe - the first coat won't go far but the second doesn't get sucked in and can cover about 50% more than the first coat.I like Sherwin Williams, huge discount from my REIA.
