In the state of Colorado to start this business, do you know if you need to be a broker or something for X amount of years before starting? 

Or, you can just invest the money that you would be putting into the maximum funded insurance policy and then borrowing against directly into real estate and avoid paying the large cumulative fees charged to pay for sales, marketing, administration, overhead, asset management, and profit to the insurance co.  

Hi all - purchased first property this year as a second home loan short term rental in CO.

I've recently been looking into Co-Living which is essentially renting by the room (in a more organized and structured way).

Is a  non occupant  co borrower  ( like a  relative/ parent ) an option ?

My intuition tells me they will be skeptical as this isn't a commercial transaction per say, it's just a group of separate co-ops in the same building.
