I don’t think I’m going out on a limb when I say that any investor who attends local meet ups probably have stacks of business cards from wholesalers with ample mediocre deals.

This was a classic “tenant calls and bothers you about a stopped toilet” – which I’ve ironically never had in the 14 other units I manage..

Maybe you can install a pre-paid card system to avoid that.

At the end of every month I collect all of my receipts, and my credit card statement, add up all of my expenses and deduct that from my income.

I’ve had mixed results using this method, I feel like only a 50% success rate and of course I remember the bad ones more.Someone once suggested going to Home Depot or Lowe’s at 6am to see who’s buying materials for jobs, and getting their cards.

Plus if you paid by credit card you could always dispute if it didn't work..And I think some insurance companies cover food from bad appliance.
