I have been spending a lot of time taking in as much education as I can that is provided by bigger pockets.

That is my main concern i am not educated in such facts, which is why i am contacting a few lawyers and libraries and online cites to educate myself!

Then I guess you're not serious and what you're really looking for is someone to spend countless hours educating you for free on their local market - only to have you not buy because they can't find you that unicorn property all the online gurus are telling you to hold out for.

Where did you get your rent amount you are using is it an educated guess or is that what the market is actually paying? 

My 2022 goal is to purchase my first single family unit back in the US to start putting money away for my son's (due in March) college education.
