Definitely check rent control ordinance.

Also check out if it is possible to get another space from someone who isn't using it. 

@Wesley Jensen work with the tenant to have the area properly inspected for mold, possibly even having a mold test done.You may need to check your state's Legal Entry rights to do it while the tenant isn't there if they will not cooperate.

If this is the case then I would call Airbnb to double check your local market.

Check the covenants many do not allow you to buy in if under 55, do not allow rentals, etc. 

Check your landord tenant code for the state.
