@Wesley Jensen work with the tenant to have the area properly inspected for mold, possibly even having a mold test done.You may need to check your state's Legal Entry rights to do it while the tenant isn't there if they will not cooperate.

Go with them if you want, but if you are small i'd strongly recommend checking out hospitable instead for 1/3 cost and NO fees upfront for "training" and cancelling.
