I'm not familiar with the rest of Jersey and the only areas that seem to be in my price range are Camden, Trenton and Atlantic CIty ( all over an hour away by car which I don't own).Curious as to how others made their decisions and if there are any strategies or rules to base my decision on.

Triplex with each unit being 3/2, total SF 3521', each with a 2 car garage and complex has a laundry room. 

There are also 17 parking spaces and a two car heated garage.  5 of the parking spaces are rented to a business right across the street. 

When you lose your link I guess you simply sit in the dark in your closet and pray to your chosen deity that a miracle will soon happen.Seriously sounds like a major advancement, like the car industry, where no one can repair their own home and repairs will be extremely expensive.

I can drive a car and go to Home Depot a couple of times as well as my contractor, I can't hang drywall or tile as fast as he can.Think in terms of getting crews working not one person.Btw not to pick nits, but from a pure financial perspective, there is an opportunity cost for your money.

You really should consider high volume use restrictions like not filling swimming pools or car washing,  hose running etc.  

I didn't have a car but looked at my girlfriend and asked to use hers.

However, my primary focus has been paying off debts that I've unfortunately accumulated over the past couple of years (roughly $2k in credit card debt, and a car payment with about 13k/4 years left on it).

Tenants tend to not report water leaks, have their friends was clothes and their cars etc.
