Like Nicole pointed out, the board up next door looks like it's no longer a board up . . . which makes me curious as to how many board ups were on this block (you mentioned a good school district so I'm wondering . . .)

The only fixed cost I know for sure are the property taxes of $1000 per year.I called about a duplex for rent a few blocks away, same vintage, looks to be about the same condition from the outside, rent is $425 per month, tenant pays all utilities.I have one SFH that is a rental and I really would like to start adding more, my first house I paid cash for a few years ago, and have been saving some of that rent back.

The parameters I've been given are either raw land, or square footage retail not currently highest and best use, ie, one story block now zoned for 4 - 6 stories.

The house came with some nice features:- Furnace was a newer high-efficiency (about 7 years old)- Stove and refrigerator included- Master bedroom had skylight and vaulted ceiling- A significant portion of the plumbing in the house had already been replaced/upgraded- Vinyl windows throughout- 2.5 car garage with openerWork that I did to rehab it:- Painted the living room, hallway, second bedroom, and kitchen- Replaced the kitchen floor with ceramic tile- Replaced the basement windows with glass block- Re-sided the garage- Put a new door on the garageAnd some other cosmetic fixes.The tenants just moved in this past weekend and they love the house so far.
