We saw one that had been 'legally' converted & hidden above the bare minimum height drop ceiling was the entire garage door & mechanicals for it so I assume the down track rails were buried behind the new window trim.

130k is not that much anymore, even in the Midwest this will buy you a barely a small single family in a C- neighborhood.

You can buy a 6 unit that barely cash-flows and improve it, raise rents, etc, or you might upgrade the heating system and reduce utilities putting money into your pocket.

I would imagine all the markets that have a lot of hosts barely hanging on will push them into selling and creating a surplus of inventory and lower prices. 

Additionally, we bought a great deal from a wholesaler early this year and there have been several others we made offers on and were barely beat out (i.e. they still went for prices that allowed for profit).
