Hi @Regina E. there are some banks and lenders that require an address to get pre-approved but they are not who I use.

Closing attorney needs to get HUD from bank, verify numbers, get/prorate any tax/utility bills, get final payoff numbers etc etcSo anything under 2 weeks is aggressive.

@Mark Danforth I think what confuses people about "AI" is when it failed to emerge certain people simply moved the goalposts and started calling expert systems and other sophisticated software "AI".

Having friends with some money to lend you is also a key.There is no way to do this by going to a bank for a loan.

I currently own one rental property with a bank mortgage that I purchased at 21 yo (just over 2 years ago). 

People get excited about the 'guaranteed rent' from Section 8 programs, but they don't realize that tenants can lose their voucher, there is a maximum amount the program will pay based on the Fair Market Rent for your area, and that you must have a yearly inspection, even if no tenant turnover has occurred, and that it's very common to fail these inspections, meaning you have to fix things and then be reinspected in order to continue to qualify.
