Regardless, I would specify "Quiet Hours 10 PM - 8 AM Daily" to keep peace in the neighborhood, and absolutely require a separate "Personal Guaranty" from a LOCAL manager of the company for rent and damages (with the appropriate ID and background check, of course).

If they have a "new" roommate wanting to move in to make up for the lost income, they too will need to apply and be approved by you, before being added to the agreement via addendum, appropriately referencing either the existing inherited agreement, or your new agreement, whichever will be in force on the day of move in.
