South Jackson South of Hwy 20 and West of Hiway 55 was once all owner occ area and had a lot of shopping etc.. as the demographic shift happened and more of these homes were bought for rental purposes ( Katrina victims from New Orleans really changed this area as they moved in)   the neighborhood simply would not support the retail pretty much every retail space closed over time ..

I agree that contractors are (naturally) looking to get out as inexpensively as possible to maximize profit so you have to figure out where their "bail out" point is on projects.I'm curious if you considered accepting compensation for correcting the water problem instead of letting the owner fix it.
