South Jackson South of Hwy 20 and West of Hiway 55 was once all owner occ area and had a lot of shopping etc.. as the demographic shift happened and more of these homes were bought for rental purposes ( Katrina victims from New Orleans really changed this area as they moved in)   the neighborhood simply would not support the retail pretty much every retail space closed over time ..

But there is not enough leftover rent that compensates for the chaos and drama that ensued.  

I agree that contractors are (naturally) looking to get out as inexpensively as possible to maximize profit so you have to figure out where their "bail out" point is on projects.I'm curious if you considered accepting compensation for correcting the water problem instead of letting the owner fix it.

It's not realistic that you will find them and get compensation either. 

Will you use their time and resources without compensating them? 

Problem is always someone is always going to be the harder worker and feel as if they should be compensated more.

None of my siblings have the means to purchase the house for market value, that way the other siblings can be compensated equally and one sibling doesn't inherit an unequal share of equity.  

I would definitely seek to make sure that any agents involved are appropriately compensated for time and effort!
