Real Estate Agent Etiquettes

When I first started looking for rental property I had spoken with several different real estate agents. I was then told get one agent. What I am asking is it normal for an investor to use multiple real estate agents to close different deals? For instances I buy a duplex using one agent then use a different agent to buy a different duplex and then back to the first agent to purchase yet another.

I work on exclusive basis only. I don’t want you as a client if I know you are telling 5 other agents they can jump on an opportunity to help you write an offer on that duplex I showed you yesterday (there are laws around that in WA but it is just not worth my time). I am ok with you going to a different agent if you don’t feel I am doing a good job. I also reserve the right to fire you as a client which I have several times over the years.
