I know someone who has at least 2 evictions in the last 5 years ( and is a very irresponsible person), which means either the landlord did not tenant screen or the standards for people who rent in the area has lowered.

And, if I try to screen the potential renters for the type of people I want, that's discriminatory.

You could probably screen potential partners too just as you would an employee.

ehhhh....The guy and his wife apply via the screening service I use, Cozy.co, and everything comes back looking normal. 

You'll most likely get a bunch of calls and showings and most will be time wasters no matter how much you try to phone screen them before hand.

@Jason H.Usually when a tenant offers to pay that far in advance, alarm bells go off in my mind: what is the source of the money; did I effectively screen this tenant; are they about to loose/quit their job, etc.Anyone who is good at managing their money is not going to prepay rent that far in advance.  

One thing I would strongly suggest is a page with a form where potential sellers can input their property information so you can pre-screen the lead before you call them back.

I now replaced every door with solid core.I've removed storm/screen doors.

@James Edward does anyone think that (a part of) the lack of inventory is due to all these darn home improvement/house flipper tv shows?!?!
