I know someone who has at least 2 evictions in the last 5 years ( and is a very irresponsible person), which means either the landlord did not tenant screen or the standards for people who rent in the area has lowered.

@Jason H.Usually when a tenant offers to pay that far in advance, alarm bells go off in my mind: what is the source of the money; did I effectively screen this tenant; are they about to loose/quit their job, etc.Anyone who is good at managing their money is not going to prepay rent that far in advance.

One thing I would strongly suggest is a page with a form where potential sellers can input their property information so you can pre-screen the lead before you call them back.
