I see other posts that says similar things like mine & they have been posted for a good chunk of days. 

It's not an exact match to your situation, but it has similarities, and I think you'd see tenants just as happy with baseboard heat that could increase the temperature ~10-15 degrees as you would with completely separate furnaces, with a MUCH lower upfront cost.I think the main thing to consider is how long you're planning on holding the property.

I've been very pleased with Tenant Cloud thus far - similar viewing platform as Cozy, but more features (automatic scheduled late fees!) 

I am trying to do something similar and have found out, the hard way, what other members are saying.

When I send a notice to Pay or Quit, I tell my tenants it's similar to a late notice from the cable company.

If anyone has advice on a 5 year plan or a good direction to go that they have faced a similar challenge I would love to hear your advice and story.

I'd love to hear from more experienced investors in similar market class (SF flips and small MF buy and hold) about which calculations they use to give me a better idea of how to make sense of the numbers. 

Should only need to put 25% down payment, so you can get away with $40K.Both these markets are similar to mine.

Compass is using a very similar strategy, but are using angel investors capital as opposed to debt.
