If properties averaged 20k in costs every 3 years then nobody would ever own a home, especially 20k in costs on home that is already recently remodeled. 

A capex budget should include roof 25 year life span, floors 10 year life span, appliances and hot water 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

Does it matter that we’re almost doing a complete remodel?

Insurance covered the remodel up to $14,000.

The home was completely remodeled/renovated in 2015 and it seems the second unit might have been added then.

I am in the process of remodeling a Year-1900 ROCHESTER NY house with:New plumbing, adding a bathroom, adding a shower to an existing bathroom etc (Plumber has a permit)New electrical service & circuits, new lights & outlets to existing rooms, upgrade to 200 AMP (Electrician has permit)Kitchen is being updated by general contractor, some new reframing for bathrooms but no major moving of walls. 

We’re closing Friday and have some remodeling to do and this is useful for when we’re ready to rent out
