I would like to build up to $100,000/year in net cash flow.Right now I am looking at some duplexes in Rock Island, IL and Davenport, IA.

i have 2 rentals in round rock.  

Pete to Clearwater but mostly Indian Rocks Beach) is our favorite place in the US and we are looking for a duplex to rehab and hold for rental over there.  

Any advocates for rock climbing?

Currently, true corporate NNN leases have rock bottom low cap rates (4-5%), but are maintainence free till the tenant decides not to renew lease.

They sometimes have top brands as returns under the counter at rock bottom clearance prices (inside secret:)) Yes, go with a soft grey as it's more neutral, opens  up the space and it's not the regular boring beige.Quartz is harder than granite,  however Quartz can burn if a  hot pot is left on it too long:)Countertops: request quotes on granite, quartz and laminate, before making a final decision.If you have more questions, let me know.MB

This will limit you some (can't pay yourself for labor, more red tape) but might open up some possibilities.

I will be going the portfolio route as there seem to be too many restrictions and red tape in trying to go through larger banks.  

Can anybody from Charlotte/Rock Hill area recommend a good/affordable contractor for small jobs, with experience in flip/rental projects?
