Is anyone getting $1800 or more in rent for 3 bedroom 2 bathroom apartments through programs?

My research has turned up a rural area with a decent rental market where 68% own and 32% rent.  

I don't have a job yet and I'm about to start 10th grade, but I'm hoping to get experience in this market as soon as I can and to create my network model.

Hey Dane, your depreciable basis in the property is the lower of your cost, including improvements, and fair market value on the date of conversion to rental use.

In the booming market in Memphis, I've found that having the right tools can make all the difference.

Some areas will not cash flow simply because of how the market is.

If the market changes or costs go up, etc., your flexibility is limited and interest keeps ticking. 

There are good wholesalers in PA, I agree with that, but overall, in any market, 99 percent of the wholesalers are bloodsuckers who don't care about the sellers, don't know rehab costs, and overinflate ARV on purpose.
