@L Harrison, A reverse exchange as @Matt Nockels said would be one good way to get your feet in the door.Being a cash buyer also gives you some leverage. 

I talked to a lot of lenders in that space and never came across a higher L TV then 70%. with that being said, they have done a couple with 90% LTV with a private lender who is a family friend.

I also recommend you have a some sort of software like quickbooks to get your actual P&L (Profit and Loss) statements.

The number of off-street parking spaces was not presented on the application;however, through past conversations, l was advised that there is no off-streetparking is available on this Parcel.b.
