Those couple of positive reasoning is the demand and/or it was preleased for a few years by someone I felt very good about.If it is in a bad neighborhood, I would do everything I could do to minimize my visits there. 

Hello all,I'm new to the BiggerPockets website but visit the website and listen to the POD cast everyday. 

For some reason, I have the idea of putting together a detailed binder of my plan, markets I'm eyeing, different number projections and scenarios, etc. and understanding that binder backwards and forwards and pitching the plan to potential lenders.Is there some kind of 'checklist' of documents, figures, etc. that I can refer to in order to make sure I have everything on hand that I might need when addressing lenders' concerns and questions, in order to convince them on my plan?

It kind of matters what makes you happy.

I'm kind of positive on the area due to the fact that there plenty of businesses and major medical compound along with a hospital right around the corner for the properties.
