Another thing I use to do before this book when I was getting started was to walk through Home Depot/Lowes and get familiar with average costs for big repair items like water tanks, HVAC, appliances, kitchen/bathroom cabinets, flooring etc.

I looked it up and it is a bit higher than average in the area. therefore I put down average rent $500. tax is $569 in 2017.

I then should be able to get a better picture.The average rent for the similar type of house from the Section 8 property listing is indicating $150 higher than my asking , and I’m aware of my asking is lower than the comparable non-Section 8 property by about that much as well.
