I have another LLC because I am also a GC and all my renovation activities go under that business. 

@Michael Fucillo You are not jumping the gun at all.  16 units is still a lot to manage by hand, and getting a system that makes your day to day easier is going to be key to your own sanity.

More than likely going to have to capitalize the bathroom renovation and depreciate it.

Is the PM an individual that works for a larger organization or their own independent business (eg like a realtor who works with a group of people at an office)? 

This also leads owners to ASSUME simpler is better when it comes to management contracts.
