I'm wondering if anybody has used their service and what's it like?

On the broker vs agent instate vs out of state - to me it comes down to the quality of the policy issued and the level of service that agent will give. 

The best thing I ever did was analyzed it to the best of my ability given the resources here at BP, a la the calculators and even using listing only services to ensure I get to keep the listing agents 3%, to ensure I get to leave with a much better check. 

Look up the costs of materials for various things (Flooring, cabinets, granite, shower tile, vanities, fixtures, fans, windows, doors, baseboards, etc) and then look up the local flooring installers, cabinet installers, countertop fabricators, shower tilers, window installers, etc. and ask them how much they charge for labor on certain things.

-Located near 2 major hospitals and 3 Universities -Original Rehab included 100% new bathroom, 100% new plumbing in the house, electrical updates, all new flooring, all new paint, and the addition of one new wall to create a "true" 3rd BR.

Having those services wrapped up for you could be a good option as well.
