Every situation will differ based on the investors expectations and value of their capital.I would say somewhere in the 7-10% range would be fair for both sides.A little more expensive than traditional funding and a little less expensive than HML.

Essentially, if you can reasonably expect to make a similar repair within the useful life of the asset (not to exceed 10 years) you can deduct it.

Here in UT there are very few rules specifically about wholesaling - I don't know how CO looks at it, but I know UT is starting to take a much closer look at wholesaling and I would expect this market to tighten up a little bit when we've got more rules in place.

However, if the agreed price is close to value, the appraiser will find comps that justify the purchase price as that is easy to do.So you can only expect the appraiser to save you from grossly over paying for the property.
