All the people I grew up and was around while there did not care about Solar.Unless it will help replace your utilities bill, like I stated above, I don't believe you are in a market that values having solar enough to increase your house's value.

I want to rent it to the licensed personal care home or assisted living. 

I've read the reports that talk about the permits pulled recently and overbuilding of multifamily, but I can't find whether those are big complexes or smaller. 4 units and less would qualify for residential financing, but is there a reason that I can't find anyone else building these?

I don't think a property management company is going to pay someone with no experience and has only read books to help "improve their efficiency". 

I have purchased and read quite a few BP books, but I'm having trouble figuring out how to "put all the pieces together" in my mind.

You have to be careful because there are so many "experts".

Contractors don't really care if you are collecting $2,000/mo in rent or $500/mo in rent.  

Was listening to Brandon Turner book and he read a sample offer letter. 

My advice would be to read the Bigger Pockets’ book First to a Million (and the workbook).
