A lot of lenders should be able to do this, but local banks who only offer conventional financing usually cannot do this.

Just say you are a local investor and looking to pick up more properties in the neighborhood.

Get with a local banker and have them walk you through the process of getting a loan from them.

Attend meetups and meet as many people in RE as you can.

@Gabriel Mesa Fairly straightforward in the suburbs.In the City of Detroit you can NOT use zip codes, you can use Neighborhoods if you know what you are doing, but you need a trusted local to check out block-by-block to finalize decisions.Since there's a lot of rentals in the City, you also need to decide BEFORE you start a rehab, if you are targeting selling to a landlord or an owner-occupant buyer.- You tenant-proof a rental, but need higher finishes on an owner-occupant.

Go to local meetups in your city, be active in the BiggerPockets forums, network on BiggerPockets and LinkedIn.

I echo the comments, get to know the local laws and ensure you are not increasing your risk past what you are confortable.
