@Ashley Burks Try using the white pages app...that’s what i use but fair warning you do have to pay a small fee for the searches but its well worth every penny

I wish you the best of luck @Sean Davis - but if you weren't warned about the downsides to these areas - then I feel for you! 

I'm not a big poster but just wanted to warn everybody about AVEN. 

Because most tenants who pay late don't simply send it in late - they usually require a bit of prodding.With all that said - to the OP - its a bit absurd of them to spring new contracts on you with no warning, that include so many changes.

It is voluntary and we ask them to do it.However, once the city gives their recommendation as to what needs to be done, the HOA then sends out requests to the homeowners and follows it up with warnings and violation notices if they fail to comply.

Biggest take-away I learned is if  Mom alone shows up looking for a place for her adult child, the warning bells should be going off.   

I don't expect to recoup much, if anything, but at least I will have tried to recover all I could and at the same time put a warning out for others, as it will show up on the tenant credit reports.

There are several good threads on BP (learn how to use the search function) regarding characteristics, warning flags and practices when it comes to finding who is the right person / organization to work with.
