I'm still in the game and now I have a nice small portfolio.I think with the market being so hot right now despite such high unemployment and uncertainty I'll air on the side of caution.

Kills two birds one stone. the only down fall is you'd have no air conditioning for the summer months.

Or the house is advertised as central air/heat. 

I tore out some closet ceiling and put a fan in to circulate air and the water passed through the walls to the basement pretty quickly with no standing time.Also, this may have been an existing issue from the previous owner.

Currently reviewing three quotes for central air.

I agree with Jordan. 

One will be financed at 75% and the second is obviously up in the air. 

For example, our hotel in Catalina Island, CA is hitting 95%+ occ every week, whereas the one in Monterrey is down in the 60%'s (20% points worse than same time last year).I think it has to do with how impacted that market is due to air travel restrictions. 

**I do not believe NC considers a non-functioning air conditioner as a property being inhabitable (please consult a lawyer and North Carolina tenant-landlord laws.)
