I have someone interested in staying 8 weeks at my STR during my slow period for a traveling CNA position.

I believe this is a tactic to pressure me into paying the incorrect amount to avoid delaying the sale.

I'd like to access this equity through a Home Equity Loan (HEL) and use it to make downpayment on another investment property purchase (12 unit bldg).I bought this 4-plex in my personal name with a conventional mortgage .

Has anyone had experience with this and/or have any ideas on how to create a win-win situation?

This leaves me to consider mid terms rentals as a way to generate above average cash flow while having a reasonable amount of management. 

I am converting this back to a duplex, going to live in one half and rent out the other.
