I have been looking at places back home, but I cannot for the life of me get any of the numbers to work out when doing analysis on properties there due to high prices and super high property taxes.

Hows your screening process gonna work out for ya when states like NJ block evictions from being public record, or prevent you from using criminal history, etc.One of the worst parts to me is the sheer lie of putting this massive burden on landlords to "stop the spread of covid" meanwhile every tenant is getting their coffee and lottery tickets every morning (have you been to a wawa in NJ lately?

If the property will pass inspection maybe buy it on a Conventional loan for 15% down to keep the cash in your pocket (and protect yourself if things don't work out with the property for any reason!)

FICO score crushed for the foreseeable future.2. stress on banking and investors who buy their loans.. maybe they just stop buying investor loans from small time landlord properties and you will see your values plummet with no liquidity in the market  just like 08 to 2010.reality is there are work outs for landlords there is mortgage forbearance for those that actually need it etc.. keep in mind 80% of renters are paying rent.. and on BP at least if you read the super landlords on this site hardly any of them are not getting paid.. its not a big enough problem that is going to curry public favor.. you are in a small business you do this for profit and loss and for risk reward.. don't want the risks don't buy rentals.

The flip expertise is the acquisition and the rehab, and unless you want to learn the ins and outs of marketing and sales for houses, you can just partner with a Realtor and work out compensation based on volume.The courses do not really give you any knowledge about investing -- to be honest the initial courses don't give you any knowledge about sales.

Step 3 - make a decision to sell or rent based on the information you received from the above trusted professionals1031's can be a bit more challenging in a hot seller's market because you have a very short limited time to identify your replacement property (properties) and if those don't work out, then you probably can't do a 1031.
