For the first time this weekend, I took a couple hours and drove a couple neighborhoods and came up with a list of homes that I want to target for off-market lead generating. 

This weekend there were 3 properties close to what I was looking for, but none of them have a CAP better then 4%.

So long as the numbers work as is, they should work better after the owner weekend-warriors their way through the cosmetic improvements and raises rents as a result.The key distinction I want to make though is that the improvements should be purely cosmetic and the other units should be rentable as is.

It can be as little as renting it as a short-term rental while you are traveling, or have a buddy to shack up with for a few weekends; or as involved as living in a van or trailer on the driveway and renting the house out completely.
